July 6, 2007 - Union Capital Investments, LLC provided permanent financing in the amount of $3,500,000 for the refinance of Monument RV Resort. The loan is for a ten year term with a 30 year amortization period. Payments for the first five years are interest only. The 5.94% fixed rate loan is based on a 70% loan-to-value with debt service coverage of 1.40. Union Capital has previously funded loans for the Borrower, who has been investing in manufactured housing communities and RV parks since 1981 and currently owns six MHCs and RV parks, three office buildings and a shopping center.

Monument RV Resort is a 108 space RV park and 221-unit self-storage facility located in Fruita, Colorado. The park, which is a Good Sam park, is rated 9.5/10/9.5 by Trailer Life and 5 W by Woodall’s. Improvements include a game and laundry room building; 5 small one-room cabins; a swimming pool; hot tub; playground; propane sales station; an office and store building which houses a computer and fitness center; and one rental residence. All of the buildings in the 7.99 acre park resemble log structures, creating a charming resort ambiance. Monument RV is well located with respect to the numerous outdoor recreational facilities for which this area of Colorado is known.
